I have tried XAF, Gotham, and Kodi
I have tried Plex and Avia and a few other players
no matter what settings i use XBMC refuses to open Avia or Plex to allow me to stream to Chromecast
It only displays a message reading external playback press ok when done
will someone please help me because its really becoming annoying

We don't support chromecast. XBMC/Kodi is not designed to work with Chromecast. XBMC/Kodi is not a streaming server.

okay chromecast aside then, how can i make it work with an external player, it does not detect avia or plex, it seems to only open dice or mx player

It depends on the app, but some simply don't work as external players. I'm not sure why, though.

BubbleUPnP would open and work, but i didnt really like it very much.
My main goal was to get Avia but it wont open, just displays the message, same with Plex and Allcast
But it will work with Dice, and a few others, but ive watched videos of people dropping these premade playercorefactory.xml right into the userdata folder and it works instantly
So im not sure if its device specific or im doing it wrong

The playercorefactory.xml works only for the Xaf ver. if I'm not mistaken, but I didn't tried.
Avia and Allcast play only files that are supported by Chromecast.
BubbleUPnP converts them to.
You have to enable some settings in Services page on Xbmc.
1. UPnP:
Share video and music.......= on
Look for remote.... = on
Allow control of XBMC...... =on
2. Remote control
Allow programs on this system...... =on
3. Zeroconf
Announce these services..... =on
